The average distribution rate displayed by SCPI masks very different realities depending on the types of assets. In 2025, the overall annual performance (distribution plus share price evolution) reached +1.46% on average according to ASPIM, while the average share price fell by 3.45%. A SCPI yield simulator becomes particularly useful when it allows for modeling realistic scenarios tailored to a specific tax profile and investment horizon.

What the distribution rate doesn’t reveal about your SCPI investment

Most comparators display an annual distribution rate, sometimes accompanied by a five or ten-year history. This figure is useful for an initial sorting, but it overlooks two variables that heavily impact the actual yield: the variation in share price and fees.

ASPIM published data on February 10, 2026, illustrating this distortion. The distribution rate ranged from 4.2% for residential SCPI to 6% for diversified SCPI. The overall performance varied from -4.5% to +6.3% depending on the categories. A gap of nearly eleven points between the extremes, invisible if one only considers the distributed yield.

A simulator that does not separately integrate distributed income, share price evolution, and subscription fees produces a misleading projection. Before entering an investment amount, ensure that the tool distinguishes these three components. By comparing different scenarios by type on a SCPI yield simulator at Take The Capital, you get a more accurate picture of what each category actually yields.

SCPI Simulator and Taxation: Why the TMI Changes Everything

The marginal tax rate (TMI) radically transforms the net income received. Two investors placing the same amount in the same SCPI can achieve net yields differing by more than a point, simply because one is taxed at 30% and the other at 41%.

A relevant simulator requires at least three tax-related pieces of information:

  • The current TMI, which determines the taxation of rental income distributed by the SCPI
  • The share of income from European sources, often subject to tax treaties that reduce double taxation
  • The chosen holding regime (direct, life insurance, civil company), each having its own tax rules

SCPI invested in Europe often benefit from reduced taxation thanks to bilateral agreements. Foreign-source income is partially exempt from French social contributions. A simulator that does not offer this parameter mechanically overestimates taxation and underestimates net yield.

The Trap of Displayed Gross Income

Some online tools display a gross monthly income without specifying that it is an amount before tax. For an investor with a high TMI, the net income may represent barely half of the gross. A good simulator consistently displays both lines, gross and net, to avoid any unpleasant surprises during tax declaration.

SCPI Liquidity Risk: A Parameter Missing from Most Simulators

The majority of simulators project a yield over a duration chosen by the user, five, eight, or fifteen years. They assume that the resale of shares will occur at the subscription price or at a stable market price. Field data shows a more constrained reality.

The secondary market represented only about 1.1% of the capitalization of SCPI in 2025, according to ASPIM data published on February 9, 2026. Liquidity remains structurally low. If you need to sell your shares in a declining market, the selling period may extend by several months, and the price obtained may be lower than the subscription price.

A simulator that ignores this risk produces an optimistic projection. Ideally, the tool should allow for modeling a degraded exit scenario:

  • Discount applied to the share price at resale (for example, a drop in share price comparable to that observed recently)
  • Estimated selling period, varying depending on whether the SCPI is variable capital or fixed capital
  • Impact of this period on the overall annualized yield, fees included

Variable capital SCPI generally offer slightly better liquidity since the management company can buy back shares on the primary market. Fixed capital SCPI depend exclusively on the secondary market, which increases the risk of illiquidity during periods of tension.

Severance and SCPI Yield Simulation: An Underestimated Lever

Severance of property allows for acquiring shares in bare ownership at a discounted price, without receiving income during the severance period. At the end of this period, the investor regains full ownership of the shares and begins to receive distributions.

The tax advantage is direct: bare ownership does not enter the taxable base of the IFI, and rental income is not received during the severance period. This mechanism is suitable for highly taxed taxpayers. An appropriate simulator must integrate the discount at purchase, the expected revaluation of the share price, and the net yield from the date of regaining full ownership.

Field returns vary on this point: the proposed discount depends heavily on the SCPI, the chosen duration, and market conditions at the time of subscription. A simulator fixed on a standard discount does not reflect the reality of available offers.

The overall performance of a SCPI investment cannot be summarized in an annual percentage. Taxation, liquidity, fees, share price variation, and holding mode form a set of interdependent parameters. A simulator that models them separately allows for building realistic scenarios, including unfavorable scenarios, which remains the minimum condition for making an informed investment decision.
